With the recent closure and pulling back of most of the “Sub-Prime Lenders” in Canada, a window of opportunity has emerged for Private Mortgage Investors and certain Corporate Investors. Many of these investors had been forced out of the marketplace over the past few years as the Institutional Lenders swarmed into this segment of the Mortgage Market usually serviced by the Private Investor. The problems that subsequently arose in this sector can be attributed to several factors. By far, the largest impact came from the U.S. market. Unfortunately when the International Lenders decided to withdraw from the U.S. market they decided also to pull out of Canada even thought our market had not experienced similar difficulties. To think that the companies involved did not have the underwriting expertise would be a mistake. It is our opinion that not adhering to guidelines, introducing inappropriate products, getting caught up in pricing wars and not properly ensuring the security involved was adequate for the risk were the main reasons behind the problems. This pull back has created a unique opportunity for the Private Investor to re-enter this market while taking advantage of the new Risk Mitigation tools available today through a properly administered portfolio. It is a combination of all of the factors mentioned above which has led to the formation of The Permanent Mortgage Investment Corporation.
